due amount? Can you only pay interest for the time being? Can you be given

time to sell your home, as opposed to simply just losing it? These are all

important questions that you should ask.



Another way that foreclosures can be stopped, in most states, is with a

declaration of bankruptcy. However, this step is one that should not be made

on a whim. It is first important to meet with an attorney specializing in

bankruptcy. If you file for bankruptcy will the foreclosure proceedings stop?

Can you make it so that your home is not considered an asset in bankruptcy

proceedings? If so, this is the avenue that you may want to take. However,

since bankruptcy can negatively influence your credit, it should only be used

as a last resort.


Before you take any action with the hopes of stopping foreclosure, you need to

closely examine the situation at hand. For starters, would you like to get out

from under your property? If it is a money-pit that needs constant repairs, it

might just be easier to go the route of foreclosure or even outright allow

your bank to sell the property. If you want to keep your home, make sure that

you can honestly do so. It is recommended that you take forty percent of your

income and apply that towards your living expenses, this includes mortgages and

taxes. If this isn’t possible for you to do, the avoidance of foreclosure now

may result in the process starting again in a few months.

Determine where you want to live after you sell your house:



If you are selling your house so that you can construct your dream home , this is going to be an exciting time for you. If you are selling your house to move into a larger one, this is going to be an exciting time as well. If you are down-sizing you might be feeling a little hesitant or nostalgic about the whole transaction. In the end , you might be super excited to down-size from that big house. I don't know where you will be at emotionally, but I do know that you need to be prepared for where you are going to live after you sell your house. Well, what if you sold your house in 3 days? Where would you live then? What zip codes to you want to live in? Do you want to buy a home in Voorhees? Do you want to buy a home in Haddonfield? Do you want to buy a home down the shore? Do you want to rent a house while your dream house is being built? Do you want your kids to live near a nice school district? Will you put your kids in a private school that you want to live near? Do you have a dog that you walk daily? Do you want to live near a bike path or the Cooper River park system? Do you want to live under a bridge while your build your house (I would not recommend that)? Really my friend, the answers to these questions are going to be unique to you, and it is our goal here that you will not ever put yourself in a situation where you are forced to buy a house in a rush of emotion after selling your house. We don't want you to ever feel pressured or rushed to buy a house in the next 10 days. Because when you have to buy or sell based on motivation, you are not going to be able to negotiate the best deal. Remember this, "a motivated buyer or seller will not be a buyer or seller who is negotiating from a position of strength."

After the the economic crash in the fall, industry analysts saw housing prices go down by 18.2%. Buying Vs Renting

Real estate prices are at an all time low and mortgage rates are even lower. For these reasons many folks are considering leaving their rental places to pursue home ownership. Unfortunately, many of these renters are uncertain about the future. These people do not know if they should purchase a house since they feel that it may end up losing some of its value shortly after.

If your buying a home for yourself and you plan on living there for many years, this should not be a factor. You can purchase the home now and even if it goes down in value for another year, it will most certainly go up again. You'll just need to make certain that you really do want to stay in the same place. If your going to be living in Pennsylvania in another year or two, you want to stay away from looking at Minnesota real estate.

Choose an area that has enough employment for you to work multiple jobs. You wouldn't want to move into a home and find yourself suddenly out of employment with no other options. Disregard this warning if you have a job that you can do from the comfort of your own home.

After you have located a place with a multitude of employment options, you will just need to ensure that the houses in the neighborhood are within your price range. Never choose a home that you cannot currently pay the mortgage on. There is no shame in assuming you will earn a higher income in years to come, but you wouldn't want to risk your financial future on this assumption.

Most folks assume that if you make enough that the mortgage only accounts for 30% of your income, then you have the green light to buy the home. This can be dangerous because they don't take into account any other variables. For example, if you spend 90% of your income on other obligations and monthly expenses, you wouldn't have 30% of your income left to pay on your mortgage.

Nakheel has announced it will restart five projects, as it receives cash from the Dubai Government

The Dubai-based property developer, Nakheel , will resume work on the Jumeirah Park, Badrah, Veneto, Jumeirah Heights Clusters, and Jumeirah Village, a Nakheel spokesperson reported.

“Some of the short-term projects will be completed in 2011 and we expect that all short-term projects will be delivered by early- to mid-2012,” the spokesperson said.

The decision follows Nakheel’s announcement in October 2010, which said that it would start work on three projects: Emirates Cluster in International City, Al Furjan , and The Gardens View villas.

As Nakheel approaches a 95 percent agreement from trade creditors to move ahead with its debt restructuring, and other initiatives to organize the company’s financials, Nakheel added that it is, “currently engaging contractors in the short-term projects.”

In a statement made to Nasdaq Dubai, Nakheel said that the Dubai Financial Support Fund has provided it with nearly USD 871 million to pay off certificate holders for the sukuk maturing in January, 2011.

“Trust Certificates due January 16, 2011 will be made in the amount of USD 816.3 million, together with the final profit payment in the total amount of USD 10.3 million,” the statement read.
Moreover, Nakheel would be paying sukuk holders a distribution amount of USD 45 million collectively. “Following the repayment, Nakheel would have repaid all previously issued sukuk,” the statement said.

“We’re moving in the right direction. All the signs we’ve seen have been towards working out a solution, whether this is on Dubai World level or government related entities,” said Hashem Montasser, EFG-Hermes Managing Director and Head of Regional Asset Management. “I expect it to continue on a positive trend."

A number of Nakheel’s off-plan properties were sold during the property boom that plummeted at the end of 2008 due to liquidity drying up in the global financial market.

“Some of the short-term projects will be completed in 2011 and we expect that all short-term projects will be delivered by early to mid 2012,” a Nakheel spokesman added before confirming that the projects below will be nearing completion:

• Jumeirah Park: A residential development within Jumeirah Park and close to Palm Jumeirah.

• Badrah: The second residential development within the new city master plan of Waterfront, a project at the roots of the Palm Jumeirah.

• Veneto: High-end town houses and villas in Waterfront.

• Jumeirah Heights Clusters: Two bedroom lofts within the larger development of Jumeirah Heights that has a Village Centre and The Fronds.

• Jumeirah Village the Triangle and Circle: A community of 6,000 villas and town houses.
